We are not listing agents and therefore have no interest in "steering" you to any particular property or development. Properties are selected based on our experience with what may be of interest to our clients. These properties are in some way special or unique. If you do not find what you are looking for on this website - please contact us and we will do a specific search for you.
Questions to ask:
Will you show me all the properties on the market that meet my needs?
Will you guarantee that any information I give you will be kept confidential?
Will you guarantee me your undivided loyalty?
Will you guarantee me you will not try to change your relationship with me to "dual agency", "designated agent", "transactional agent", or any other form of agency that offers reduced levels of service?
Will you guarantee me that you will not be representing any seller at any time while you are working for me?
Will there be a written Buyer Representation Agreement?
Will you point out all the negative aspects of each property as well as all the positive aspects so I will be fully informed when making my decision?
Will you tell me everything you can find out about the seller and their reasons for selling?
Will you provide information on comparable sales and help me formulate an offering price and negotiating strategy?
Do you have a list of lenders, home inspectors, insurance agents and other professionals that you recommend?
Do you spend 100% of your time assisting Buyers?
Can you guarantee me 100% loyalty 100% of the time?
Only an Exclusive Buyers Agent working in an Exclusive Buyer Agency can answer "Yes!" to ALL of the questions.
In the case of SNIDER v. OKLAHOMA REAL ESTATE COMMISSION, June 1, 1999 the Oklahoma Supreme Court said: "Sellers' agents and dual agents do not and cannot by law give a buyer the same degree of loyalty as an agent who acts on behalf of a buyer. Sellers' agents owe their allegiance to the seller. Dual agency invites a conflict of interest. A buyer who relies on the seller's agent or on dual agency does not receive the same degree of legal protection as that afforded by an agent acting solely on behalf of the buyer"
In 1997 the State of Florida passed a law eliminating Dual Agency in real estate transactions. This means that a listing agent cannot represent the seller and buyer in the same transaction.
Prior to 1995, sub-agency (where both agents represented the seller) was denounced in several Canadian judicial rulings. Not only did this open the door to buyer agency (agents representing buyers only), but also, agents became obligated to disclose to all the involved parties exactly who they're working for.
Buyer's agents are even more important when purchasing real estate on the international market. Their experience will help you avoid costly mistakes.
Be careful - does the company you are with ever list properties for sale? (If they say "yes", they are not an Exclusive Buyer's Agent.)
An Exclusive Buyer's Agent acts solely on behalf of the Buyer. They work for an office that does not take listings so they never have anything to "sell" you but their specialized knowledge and expertise in assisting property buyers.

How We Facilitate Your Transaction:
When you decide to purchase the selected property, our objective becomes to make the process simple and easy for you. We obtain and review all documents related to the property to ensure that you are purchasing a clear title and that the seller is indeed the person represented on the title. We negotiate the best possible price. Once an agreement is reached we can schedule all inspections, get quotes for insurance, provide names of mortgage lenders and track all closing functions through the actual closing of the property. You are not even required to be here when the closing takes place. Funds can be wired and we will be there to make sure everything goes as planned.
